Crawl Space Encapsulation + Vapor Barrier, Mar Vista 90066

Highland Park’s mature tree canopy means roof rats. This attic had five years of blown cellulose saturated with urine and compressed to R-11. We HEPA-vacuumed everything, sanitized the deck, installed steel mesh at all plumbing and electrical penetrations, replaced the chewed flex duct, and blew new Knauf fiberglass to R-49. Attic Cleaning + Air Sealing, Mid-City 90019
A Mid-City homeowner bought the house knowing the attic was “a problem.” We found disconnected ducts blowing conditioned air directly into the vented attic, plus debris from three roof replacements. Wall Insulation + Retrofit Air Sealing, West Adams 90018
West Adams has some of Los Angeles’s oldest housing stock. This 1910 Craftsman had never had wall insulation. We drilled strategic access holes, dense-packed GreenFiber cellulose into each stud bay at 3.5 pounds per cubic foot, sealed exterior sheathing gaps with tape and fluid-applied membrane, then restored the plaster. No blower-door on walls alone, but the homeowner got the photo record showing every packed bay and sealed gap. Written price: $5,600 for 1,800 square feet of wall area.
